Job Description and Requirements

As the Closer II, this person will be responsible for coordinating the closing between the Credit Union Service Organization (CUSO) and its investors/lenders, title companies, and members/borrowers.  As the Funder, this person will be responsible for coordinating the flow of funds between investors/lenders, CUSO, and its warehouse lenders Line-of-Credit (LOC), as well as monitoring the LOC status. As the Shipper, this person will be responsible for coordinating the shipping of closed and funded loan files to the respective investors/lenders once the loans have been bought by that respective investor/lender.

Essential Functions and Responsibilities:

  • Review Title Commitments.
  • Prepare the Final Closing Disclosures.
  • Confirm funds to close.
  • Order the closing packages and forward to the title company upon internal approval.
  • Review Loan Estimate and Closing Disclosures for accuracy and compliance with all real estate related laws.
  • Authorize funding and wire funds to title company.
  • Make draws on line-of-credit and apply funds to when loans are sold.
  • Send executed closing documents to investors.
  • Track required wet signature documents and forward to the investor.
  • Track the documents that are recorded at the courthouse and forward to the investor.
  • Track the final title policy from the title company and forward to the investor.
  • Continue to monitor and track any document the investor requests or requires as a condition of the purchased loan.
  • Maintain a work queue within a paperless filing system in accordance with institution service level objectives.
  • Assist with resolving remaining collateral or title commitment schedule B or C concerns.
  • Assist with resolving escalated borrower concerns.
  • Coordinate the flow of funds between investors/lenders, CUSO and its warehouse lenders Line-of-Credit (LOC), as well as monitor the LOC status.
  • Review and register loans via automated or manually with Mortgage Electronic Registration Systems, Inc.
  • Coordinate and initiate 3rd party payments on Mortgage Insurance Premiums and VA Funding Fees.
  • Deliver prescribed list of executed closing documents to investor in accordance with the service level objectives.
  • Receive closing packages and trailing documents (record deeds, assignments, title policies, etc.) and forward to the investor as required.
  • Prepare allonge & assignments to be finalized in order to forward to the investor as required.
  • Maintain a log of all transactions with investor(s).
  • Resolve post-closing document deficiencies as required by the investor.

Requirements:

  • High School diploma or GED
  • Minimum of three years of mortgage loan closing experience
  • Ability to use independent judgment and be able to multi-task in a fast-paced paperless team environment
  • Must demonstrate proficiency and accurate closing document preparation skills
  • Must possess excellent communication, interpersonal, and organizational skills
  • Must demonstrate courtesy, member/customer service, and tact
  • Must work well with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation
  • Ability to work successfully under deadlines
  • Proficient computer skills and knowledge of Excel, Word, OneNote, Outlook, Power Point, DocuSign, & Mortgage Electronic Registration Systems, Inc.
  • Must be available to work on Saturdays as needed

Preferred:

  • Bi-Lingual in English/Spanish
  • Experience with Encompass LOS
