JOB DESCRIPTION SUMMARY

Bowles Hall, UC Berkeley’s only residential college, was originally built in 1929 as the first residential college west of the Mississippi River. In 2016, Greystar partnered with the Bowles Hall Foundation to fully renovate this historic facility, re-opening it as a co-ed residential college. Greystar continues to provide day-to-day operational support for the Hall.

Bowles Hall integrates an innovative living-learning component on campus, featuring an on-site library, active learning spaces, and areas for classes, special programming, and study groups. The Housing Operations Manager is responsible for overseeing the overall operations of the Bowles Hall community, fostering a positive and collaborative partnership with Bowles Hall Staff and the Student Hall Association. This role directly supports the Hall’s academic mission and strategic priorities by working closely with Residence Life and University Facilities.

The Housing Operations Manager supervises approximately one full-time employee and 2-3 student staff, and manages a multimillion-dollar operating budget. This position acts as the liaison between Greystar, Bowles Hall, and the Bowles Hall Foundation, contributing positively to the living-learning residential experience of students.

JOB DESCRIPTION

  • Key Responsibilities
    • Oversee all fiscal, administrative, human resources, rent collection, and facilities management activities, with specific responsibility for maintaining and managing all 192 beds in the residence.
    • Collaborate with the Student Hall Association to support the student experience.
    • Serve as the primary point of contact between Greystar, Bowles Hall, the Bowles Hall Foundation, and dining services.
    • Develop, implement, and monitor departmental budgets, student-focused systems, and processes that support student retention and align with Hall thinking and the operational and financial goals of Greystar and Bowles Hall.
    • Lead, supervise, train, and evaluate staff responsible for managing facilities, maintenance, operations, and customer service.
    • Work in partnership with Bowles Hall, Greystar, and other stakeholders to ensure successful facility management, operations, and occupancy.
    • Attend weekly meetings with Bowles Hall and Greystar teams.
    • Support the development of FF&E inventories, Capital Improvement, and Preventive Maintenance Plans.
    • Actively lead the preparation of the annual operating budget and perform monthly revenue and expense forecasting.
    • Ensure all units and public spaces within the residence hall are clean, well-maintained, and move-in ready for students and conference groups.
    • Regularly conduct visual audits of the facility to identify and address operational deficiencies.
    • Establish long-range planning mechanisms and maintain collaborative relationships with Hall departments and partners.
    • Serve as Greystar’s day-to-day communication point with the University.
    • Participate in committees such as Housing Appeals, Damage Appeals, and Housing Assignments.
    • Collaborate with Residence Life to ensure a positive experience during both move-in and move-out periods.
    • Assist in developing policies and processes to maintain maximum occupancy in residence halls and apartments.
    • Follow Bowles Hall Public Safety and Fire Marshall policies regarding life safety.
    • Prepare and organize the facility for tours to ensure positive public relations for Greystar and Bowles Hall.
    • Monitor and ensure timely resolution of work orders, communicating maintenance issues or concerns to Greystar and Bowles Hall administration as needed.
    • Support the continuation of departmental operations during emergencies and responses.
    • Perform additional duties as assigned by Greystar or Bowles Hall.

    Qualifications:

    • Bachelor’s Degree required; Master’s Degree preferred.
    • 3-5 years of experience or a combination of experience/training in a university or housing operations setting.
    • Familiarity with database systems such as Entrata, Yardi, and Google Suite is preferred.
    • Strong budgetary management experience.
    • Effective verbal and written communication skills.
    • Excellent organizational and customer service skills.

    Note: This position may also serve the Bowles Hall Foundation as well as the Program Director, offering on-site housing and a monthly stipend paid directly by the Bowles Hall Foundation.

The salary range for this position is $66,560 - $93,500.

Additional Compensation:

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
