Salary: $165,000 - $180,000 per year DOE

Schedule: Full-time: Monday-Friday 9am-6pm

Regional Director Purpose:

The Regional Director is responsible for effectively leading associates, activities, and available resources to accomplish company objectives as set forth by the Vice President of Property Management and the various property owners, in a manner consistent with Thrive’s Community Values. As a member of the leadership team, the Regional Director is responsible for promoting a positive work culture and sets standards and metrics to reach company goals. The position ensures their territory is meeting KPIs and adhering to company values. In addition, the Regional Director will hire, train, and supervise Regional Managers.

Regional Director Job Responsibilities

Leadership

  • Provides supervision, vision and direction for Regional Managers and others on the regional team.
  • Assist with oversight and supervision of programs when there is a gap in leadership.
  • Sets goals for Regional Managers and ensures accountability that such goals are accomplished.
  • Demonstrates proactive strategic thinking and problem-solving.
  • Participates in Director meetings, offering strategic input at the leadership team level.
  • Advocates for their portfolio and ensures their associates have the resources, training and support they need to be successful.
  • Identifies and presents on ways to meet company objectives. Provides insight and input on roll outs of new initiatives, policies & procedures.

Financial

  • Approves budgets from the Regional Management team.
  • Provides training and guidance for Regional Managers on budget creation and management.
  • Ultimately responsible for the financial success of their portfolio.

Personnel

  • Hires, trains, empowers, motivates, supervises, disciplines (including appropriate documentation) and terminates as needed. This includes new employee orientations, annual performance reviews, and instructing and advising Regional Managers of employee procedures and guidelines.
  • Conducts on-going training and coaching of Regional Managers and other key on site staff.
  • Consults with Human Resources and leadership team on high level personnel issues including terminations, recognition and rewards, compensation, and termination

Administrative/Office

  • Ensures adherence of documentation and reporting requirements of Regional Managers.
  • Maintains consistent metrics to identify trends and provide input, recommendations and support to regions as needed.
  • Provides reports to leadership and owners as needed.

Quality of Service

  • Sets standards for building a true sense of community. Acts as an additional resource to residents and assures follow up on all resident concerns.
  • Builds relationships with residents and sets a high standard of customer service.
  • Visits properties to verify quality maintenance, grounds, and leasing office standards of Peerless Presentation.

Marketing/Leasing

  • Compiles market surveys. Identifies trends and creates plans to reach goals.
  • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Ensures staff within the region complete the required training and uses the Thrive Accountability Policy when addressing unfavorable performance.
  • Safety, Compliance and Risk Management
  • Tracks regional liability and property incidents. Identifies patterns and identifies ways to mitigate risks.
  • Ensures all Regional Managers and their staff are conducting business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maintains awareness of changes to rules, regulations and laws impacting properties in their territory. Ensures Regional Managers are aware of these changes and understand how to address them for their properties.

General

  • Performs any additional duties or tasks as assigned by the Vice President.
  • Completes the duties of a Regional Manager as needed

Regional Director Qualifications: 

 Required Skills & Experience:

  • Experience as a Regional Manager in Property Management
  • Leadership and supervisory experience
  • Proficient in Yardi, On-Site and Microsoft Office
  • Experience creating and overseeing budget and property financials
  • High school diploma or equivalent
  • Driver’s license and insurance coverage

Desired Skills & Experience:

  • Certified Apartment Portfolio Supervisor (CAPS) preferred

  • The Regional Director must be results oriented and possess demonstrated performance leading large teams.  They must meet deadlines and hold     others accountable.
  • They must understand who their customer is – both internal and external.  They must have demonstrated success as a servant leader to their teams and be prompt responding to the requests of others.
  • The Regional Director must be able to successfully get work completed through others.  They must be able to delegate responsibility to others with well thought out direction and possess the ability to check in often to ensure the task is on track.
  • Making high-quality decisions daily is required.  The Regional Director must make decisions quickly and communicate them to the team in a timely manner. They must have the experience and tenure in management that they are able to make good sound business decisions.
  • Be a trusted leader.  The ideal Regional Director possesses and protects this quality.  A trusted leader allows their associates to grow in their career, take ownership of tasks they are assigned and promotes their ideas.  They handle tough conversations with grace and confidence, and they do not gossip with others.
  • Strong understanding of market conditions and trends
  • Ability to effectively communicate and build strong relationships with clients and associates
  • Highly Organized and detail oriented

Work Environment & Physical Requirements:

  • Ability to travel to properties in the portfolio
  • Works from home and/or the Home Office. Ability to attend in-person meetings at the Home Office or other locations with colleagues and clients.
  • Sit/Stand/Walk alternatively depending on specific needs of the day. Estimated 60% of time is spent at a desk and 40% on feet.
