Location: Minneapolis, MN - Hybrid 

This position will pay $20.00/hour.
This position will be eligible for Sick and Safe paid leave, as well as paid volunteer time.

Summary

Seeking a motivated and detail-oriented Analyst Intern to join our Asset and Revenue Management team. This internship will provide you with hands-on experience in analyzing multifamily property performance, assisting in revenue management strategies, and contributing to the overall financial health of our assets.

Expectations

Follows already established procedures.  Generally given substantial guidance but expected to be self-directed once trained.  Interns are expected to demonstrate excellent ability in quantitative analysis, with a premium placed on real estate financial modeling, and skills in standard computer software programs, including Microsoft Excel, Word, PowerPoint, and Project.  Interns are expected to have strong organizational, analytical, and verbal and written communication skills. 

Essential Duties & Responsibilities include the following.  Other duties may be assigned. Reasonable accommodation may be made to enable individuals with disabilities to perform these essential functions. 

  • Assist in the analysis of financial performance metrics for multifamily properties, including occupancy rates, rental income, and operational expenses.
  • Participate in revenue management calls and support the development of pricing strategies, using market data.
  • Collaborate with operations teams to monitor performance metrics.
  • Collaborate to prepare detailed reports and presentations on asset performance and revenue forecasts.
  • Participate in data collection and validation processes to ensure accuracy in reporting.
  • Assist in identifying trends and insights from data analytics to drive decision-making to achieve optimal portfolio performance.
  • Support the team in various ad-hoc projects and initiatives related to asset management and revenue optimization.
  • Attend team meetings and contribute to discussions on strategic planning and operational improvements.
  • Prepare, review, and/or analyze existing, future, and prospective value add initiatives.
  • Support the implementation and review of ancillary income streams and efficiency projects.
  • Assist in the acquisition and disposition process while working cross functionally with other departments.
  • Collaborate with department and organizational leadership on budget assumptions, templates, and inputs.
  • Assist with administrative tasks and project management as needed.

Qualifications

  • Education and/or Experience: Current enrollment in a course of study in a field related to Business, Finance, or Real Estate.
  • Physical Demands: While performing the duties of this job, the employee is regularly required to sit and talk and hear.  The employee is frequently required to use hands to finger, handle, or feel, and reach with hands and arms.  The employee is occasionally required to stand and walk. 
  • Work Environment: The noise level in the office environment is usually reasonably quiet. While visiting sites employee may be exposed to outdoor extreme weather conditions, loud noises, heat/cold/wet, loud noise, heavy equipment and obstacles to navigate. Appropriate safety precautions will be provided and must be used.
  • Knowledge, Skills, & Abilities:
    • Language Skills – Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedural manuals. Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of the organization.
    • Mathematical Skills – Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to draw and interpret bar graphs.  Experience with financial modeling is strongly preferred. 
    • Reasoning Ability – Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
    • Computer Skills – To perform the job successfully, an individual should have advanced knowledge of Microsoft products including Excel, Word, PowerPoint, and Outlook.
