Schedule: Full-time; Tuesday - Saturday (9am - 6pm)

Leasing Consultant Purpose:
The Leasing Consultant
The Leasing Consultant is responsible for meeting the leasing goals of the property including greeting prospects, presenting the features and benefits of the community, and securing lease agreements in accordance with Thrive Values, policies and procedures as well as all rules and regulations related to affordable programs.

Leasing Consultant Job Responsibilities:
- Oversees the resident life cycle from the time a lead is initiated until move-out.
- Maintains a professional and friendly atmosphere in the leasing office and throughout the community for all current and prospective residents and clients.
- Conducts community tours and showcases the community features, benefits, and amenities.
- Regularly follows up with prospective residents via phone and email.
- Ensures lease applications meet the appropriate affordability requirements.
- Complete all lease paperwork including related addenda and accepts rents and deposits in compliance with LIHTC, MFTE or other affordable programs.
- Maintains close communication with maintenance team to ensure work orders are being completed and units are move-in ready.
- Completes all lease and renewal applications, assists with application verification, and notifies prospective residents of results.
- Responsible for shopping competitors and sharing your findings with the Community Manager and on-site team.
- Inspects models and vacant units daily to ensure cleanliness.
- Answers incoming phone calls and emails and responds to inquiries in a timely fashion.
- Oversees ongoing resident relations and assists with planning and hosting resident events and activities
- Contributes to a positive team environment and happy resident base.
- Performs any additional duties assigned by assistant manager, Community Manager or supervisor.
Leasing Consultant Qualifications:
- Weekends required
- Familiarity with affordable housing programs such as LIHTC, MFTE, Section 8 preferred
- National Apartment Leasing Professional (NALP) desired
- Prior customer service experience required
- Prior leasing experience in multifamily property management preferred, but not required
- Excellent customer service, sales, and closing skills required
- Strong understanding of Microsoft Office required, experience with Yardi, CRM, and On-Site preferred
- Ability to work in a fast-paced and customer service oriented environment
- Strong time management, organizational and prioritization skills
- Desire to learn and take initiative on projects and tasks
- Pro-active problem solver with the ability to follow company policies, mystery shop guidelines, and fair housing laws
- Driven team player looking to bring a positive energy to the team
- May require a Driver's License and insurance

Physical Requirements
- This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 70% of time is spent on feet and 30% spent sitting at desk.
- Constant need to type, write, & grasp (working at a computer and answering phones)
- Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items)
- Ability to lift/move/push/pull up to 25 lbs frequently, occasional need to lift/push/pull up to 20 lbs - 40 lbs

Background Check & Drug Screen Policy
Thrive Communities conducts background checks and drug screens for onsite property associates after the conditional offer of employment is accepted, in compliance with applicable federal, state, and local laws.
