By collaborating with library, government, and academic institutions to publish their knowledge collections as AI training sets, IDI seeks to 1) empower those institutions and the cultures they represent, 2) build a foundational pipeline for academic inquiry of AI, and 3) advance the state of the art for all builders of AI systems.&nbsp;IDI’s work spans the AI data ecosystem—from digitization, data structuring, and metadata synthesis, to safety and security analysis, all the way through to benchmarking and the development of ethical and governance frameworks. Institutional collaboration forms the gateway to this work and IDI places a particular emphasis on opportunities with institutions that expand the cultural breadth of knowledge represented in the building blocks of AI.&nbsp;At its core, IDI is a data practice around which other interdisciplinary work is convened. While theory and analysis are critical components of IDI’s work, our impact is a direct factor of our ability to ship novel data. As such, IDI’s workflows resemble those of a product studio. Our projects are time-bound and scopes are driven by ambition within time constraints. Our team structure is relatively flat and each member is expected to bring vision for their work and drive it through to completion. We prioritize interdisciplinary collaboration with academic contributors, both internal and external, as essential work that prevents the commodification of the data we help to publish.&nbsp;The Program Coordinator will be responsible for all administrative logistics of IDI including acting as the principal administrative contact and liaison for internal and external constituencies. The Leasing Consultant is expected to meaningfully contribute to and perpetuate our purpose and values.Leasing Consultant Job Responsibilities:<ul><li> Marketing/Leasing <ul><li>Maintains a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.</li><li>Inspects models and market ready vacancies daily to ensure cleanliness. Performs cleaning and staging as needed.</li><li>Conducts all business in accordance with Thrive policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.</li><li>Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or Community Manager when appropriate.</li><li>Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.</li><li>Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction. May conduct market surveys.</li><li>Maintains a lease closing ratio at a level appropriate for the property and submarket. Contributes ideas to the manager for marketing the property and for improving resident satisfaction.</li><li>Adheres to a marketing plan.</li><li>Promotes the property through various online and offline advertising sources.</li><li>Executes a brand story; know the history of the property and surrounding area.</li><li>Host open houses and creative events to attract prospective tenants and meet occupancy goals.</li><li>Achieve leasing and occupancy goals set by absorption schedule, collaborate with the Client to make changes to rents and concessions based on market conditions. </li></ul></li><li>Administrative <ul><li>Correctly completes all lease applications, assists with application verification and notifies prospective residents of results.</li><li>Types miscellaneous resident communication as needed.</li><li>Complete all lease paperwork including related addenda and accepts rents and deposits.</li><li>Completes Guest Card information form on all prospects, sends thank-you notes and performs follow- up.</li><li>Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.</li><li>Inventories office supplies on periodic basis.
